Progress Update

We have building permits at last and construction is moving forward at a quickened pace. At this time the site work contractor is making the various ADA modifications as required by the City of Sacramento and improving the ingress and egress out onto 34th Street.  The partitioning subcontractor has installed about 90% of the partitions in the units on the second floor, with the remaining partitioning components being delivered on Monday (11/14) for continued installation of these pieces.  The manager’s office is well under way and is hoped to be completed within the next two weeks.  At this point in time we are targeting for an opening of December 15, 2011, more to come on that. Lastly we have hired a manager for the units for the project.  Kimberly (Kim) Cullen is relocating from Southern California and will start on December 1st

 

Updated Property Tours

This week we have been successful in obtaining approvals for the building permit from all departments with the exception of fire.  We hope to have the permit issued the mid part of next week and be able to continue with inspections and getting the project open by December 15.  At this time we have started our site work modifications to incorporate ADA path of travels and fire access around the North end of the building as required by the City of Sacramento. In addition we have cleaned and sealed the floors of the 2nd floor and what was the computer room in advance of having partitions arrive on Monday.  The electrical modifications and updates of lighting to the 2nd floor and the Southern portion of the property have been completed with the computer room to go. Our front sign has been installed as was previously submitted to you, with the sign facing 34th Street being on the East side of the building to be installed next week.  I have scheduled a series of tours for those investors who would like to see the progress in the coming weeks.  The schedule is as follows:

Building and Permit Update

 In anticipation of a building permit which we hope will be issued early next week, we have completed the office build out as far as we can, including framing of the office, installing the electrical wiring, plumbing, and modifying the heating ventilation and air conditioning.  Additional work in the facility includes the continued modification of the sprinkler system, retrofit of the interior lighting, reconfiguration of the stairwells to meet current codes, replacing metal roofing over the generator room due to removal of the generators, and the cleaning and sealing of the floor in the anticipation of the arrival of the self storage partitioning.  One change to discuss is the fact that our desire to reuse the Liebert air conditioning units that were part of the building has proved to be economically unfeasible.  Once we receive our permits we will submit a modification of the permit to allow the placement of two 10 ton heat pumps. This appears to be about 20% of the cost of retrofitting old equipment and less than half of the cost in our budget.

October 2011 Status Report

Plans for the self storage build-out were submitted to the City of Sacramento for their review and comment in mid August.  First round of comments were received in mid September and resubmitted for a second round of comments in late September.  We have received some minor comments to this re-submittal and hope to have permits issued the week of October 24, 2011. In anticipation of the issuance of these permits we have commenced with the lighting retrofit, fire sprinkler relocation and framing of the office walls. The steal partition and doors have been ordered and are ready to ship.  Once our permit is in hand, we will ask for the first round of inspections and have the doors and partitions delivered to the site. 

Demolition is substantially complete with the removal of the main switch gear and the removal of some doors and grills that cover exterior openings.  The main switch gear will remain in place until our new gear arrives and the door and openings will remain until the roll-up doors arrive.

A tour of the project is scheduled for October 28, 2011 at 2:00 pm for those investors that would like to see the progress so far.
